TENANT INFORMATION

RENT

The rent is paid at the beginning of every month to the landlord, or to a bank account indicated by the landlord. The bank slips serve as receipt of rent payment.

SECURITY DEPOSIT

For the correct execution of the terms and conditions of the lease, a security deposit equivalent to two months rent, is held by the landlord. The security deposit will be refunded to the tenant free of interest, upon the departure from the premises at the end of the Lease provided that the tenant has fulfilled all terms of the agreement.

DURATION OF THE LEASE

There is no constriction for the duration of the lease. However the tenancy is protected by law for at least three years. This means that even if the agreed duration is two years, the tenant is entitled to extend the tenancy for another year. However, no party is entitled to break the lease earlier, without the consent of the other party.

YEARLY RENTAL INCREASE

After the first (or, more rarely, after the second) year of the lease, the rent is increased for every coming year with an agreed percentage. This increase is usually set to match the percentage of the inflation rate of the previous year (usually between 2% – 3%), plus one or two digits.

OTHER EXPENSES

The tenant is obliged each month, on presentation of the written receipt of the building’s administrator, to pay in accordance with the stipulation of the regulations of the building, the allocated proportion of expenses related to the maintenance and operation of common spaces, effects and installations, including the remuneration of the building’s staff.

RENTAL AGREEMENT FORMS

The rental agreement forms can be bought from large bookstores or even central kiosks. These forms are simple to fill in the information of the tenancy (names of contracting parties, duration, type of property etc), and are equally protecting both the tenant and the landlord.

The rental agreement is edited in three original copies signed by both parties, from which copies one is held by the landlord, one is held by the tenant and the third will be submitted to the proper Tax Authorities by the landlord.
